House Buying – Main Inspection and Radon Testing Completed

September 5, 2024

This morning, we drove to the house to meet the inspector at 10:45 AM.

When computer programs work as they should, it is great!

As the inspector went through the house, he filled out the report and took pictures of his findings.

He went through the report with us and answered all our questions.

There are some plumbing issues that we would like the seller to correct.

Here are the items with the report sections:

  1. 7.3.2: Drains don’t use correct transitions from PVC to cast iron
  2. 7.3.3: Both shower drains leak in crawl space
  3. 11.5.1: New shower plumbed backwards hot vs cold. Should be able to repair from crawlspace.

Everything else, we should be able to handle.

The house has mineral wool insulation in the ceiling and is well insulated.

The inspector included thermal pictures of parts of the house and all burners on the stove and elements in the oven.

The report includes a check list so you can refer to and check off items as they are repaired.

I am impressed with House Call for inspections. We got an incredibly detailed and thorough report of the house. The report was completed as soon as the inspector was done and we received it by email and text a short time later.

House Call also did the radon testing. We don’t have a problem with radon.

We also measured the driveway at the road to make sure we could safely pull the RV over the culvert and onto the property.

  1. Julia, It sounds like you’re close to a closing!  Hope it goes well.  I assume you have lined up a local lawyer.  When you get a chance, please send me your new address. Love, Howard
